Carlson Group consists of Carlson Rentals (residential), Carlson Management Group (commercial), Carlson Development Group (Develop), and Carlson Agency (brokerage services), Carlson General Contracting (Build). Carlson Group’s principal, Thomas Carlson, is the principal broker for Carlson Agency. We currently own and manage 45+ units, including 27,000 sqft of commercial office space. Our properties are located in Maple Ridge, Cherry Street, University of Tulsa, and Gunboat Park neighborhoods of Tulsa. We believe in developing long term value through low vacancy, high quality tenants, and regular routine maintenance.
The heart of our strategy begins with having a plan. A plan for finding, keeping, and managing good tenants. A plan for addressing, anticipating, and conducting repairs and maintenance. A plan for accounting, storing, and reporting important financial data. And finally a plan for how to maximize the value created by the property today and for the future.
We believe adding value as a property manager occurs through consistency and predictability. Once our systems are in place, the owner can be certain there is a clear plan for the leasing, collection, accounting, and maintenance of the property. They will receive monthly reports, profit and loss statements, bank statements, and a break down of any repair and maintenance. Over the course of the first year we create a digital master model that details the operation of the property. This is for the owner’s benefit and will remain with the owner/ property.
We think long-term value is created with property through three streams: Debt service/ ROI, passive Income, and property value appreciation. We work with the property owner to identify their short and long term goals to maximize the return today and in the future that best fits with their investment strategy.
